Most San Francisco MLS systems restrict membership and access to MLS brokers (and their agents) who are appropriately licensed by the state (or province); are members of a local Board or Association of Realtors, such as SFAR; and are members of the trade association (e.g., NAR or CREA). A person selling his/her own property - acting as a For Sale By Owner (or FSBO) - cannot put a listing for the home directly into the San Francisco MLS. Similarly, a properly licensed broker who chooses to neither join the trade association nor operate a business within the associations's rules, cannot join the San Francisco MLS. However, there are brokers and many online services which offer FSBO sellers the option of listing their property in their local San Francisco MLS database by paying a flat fee or another non-traditional compensation method. This may be the fastest growing segment of the MLS industry.

| 09/04/2008 09:13 PM | When SFR’s are Converted to Multiplexes: Should I be Upset? It all started kind of gradually. First I noticed one house on a corner half a block from my house (pictured below) that had been vacant for months. Then contractors and builders started coming over a period of time: they redid a staircase here and converted a basement there. When they were finished, I realized what had once stood as [...] |
| 09/04/2008 12:39 PM | What's for lunch? I can remember on the rare occasion when I would go out on tour, the key to selecting homes for preview was based on who was serving food... agents I toured with would always make sure if we knew an agent with especially good food to be certain to hit that listing around lunch... seems nothing has changed since I last toured... photo credit: LA Times |

| 09/04/2008 12:09 PM | Where have all the ads gone? Just back from a few weeks on the road so I decided to pick up a couple of the glossy real estate magazines to catch up on what’s selling. I was shocked by how thin the latest editions were. After a few calls to the folks in the know they confirmed it was more than just the slow time of the year. Fewer and fewer agents are turning to print to market their listings. One ad rep told me agents were cutting back on print advertising ... |

Maybe not, but can blogging on the effects of the market downturn push the market down further? This latter question came up in a comment on my most recent price-reduction blog. A Realtor, Maggie, wrote: You know, I am a Real Estate Agent in the SF Bay Area and am all for my clients [...] |
